Monthly & Yearly Guest Payment & Late Fee Policy

Rent Due Date:
Site rent is due on the 1st day of your monthly renewal date.
A three (3) day grace period is provided. Payments received on or before the 3rd day will not incur penalties.

Late Fees:
If full payment is not received by the end of the 3rd day, a $50 late fee will be applied beginning on the 4th day. An additional $10 per day will be charged for each day thereafter until the balance is paid in full.
Late fees accumulate daily and must be paid along with outstanding rent before the account is considered current.

Utilities Suspension:
If rent and accumulated late fees are not paid in full by the end of the 10th day, park-provided utilities (including electricity, water, and sewer) may be disconnected without further notice. Utilities will be restored only after the full outstanding balance has been paid.

Notice to Vacate / Termination of Stay:
If payment is still not received by the 15th day, the guest will be issued a Pay-or-Vacate Notice. Failure to bring the account current within the notice period will result in termination of the site agreement and removal from the park, in accordance with applicable laws.

Chronic Late Payments:
Guests who are late more than two (2) times within a six-month period may, at management’s discretion, be required to:
- Prepay future months
- Provide an additional deposit
- Move to week-to-week status
- Or vacate the park

No Waiver of Rights:
Acceptance of partial payment or delayed payment does not waive management’s right to enforce this policy or pursue removal for nonpayment.
